The Portfolio Manager, Commercial (PMC) will oversee the company’s commercial real estate portfolio, lead the management team in the execution of daily management activities and create measurable value throughout the portfolio. The PMC will work with senior leadership to achieve stated financial results (e.g., net operating income growth) and operating objectives (e.g., leasing, capital improvements, system enhancements, tenant satisfaction, operating expense control, risk mitigation, etc.). PMC will be responsible and accountable for the management of the balance of the commercial management team.
Duties and Responsibilities
Provide overall management and leadership through the development and interpretation of policies and programs, coordination of information flow and property management strategy in line with the company’s goals, values and mission statement.
Oversee the management, supervision, and professional development of the Property Management team with a commitment to SENTRE's values and One SENTRE culture.
Proven ability to train and mentor a team comprised of all levels of experience and skillset in order to foster organic growth and career development.
Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Ensure that services are provided in compliance with policies, procedures, regulations, contractual obligations and standards.
Assist with the preparation and review of the annual jurisdictional forms and filings as required. (i.e. Income & Expense, Real Estate Tax payments, Property Tax fillings, etc.)
Track budget variances and ensure smooth recovery process.
Manage the billing process including payment of invoices and disbursement of funds.
Monitor cash flow and cash requirements to ensure efficient use of cash.
Responsible for the completion of monthly reports, annual budget, annual CAM Reconciliations, and other documents for owner in accordance with the management agreement.
Support prompt collection of management fees and reimbursements to overhead.
Resolve tenant relations issues to ensure their satisfaction.
Manage service providers to ensure top quality work is performed in compliance of the contract and in a timely manner.
Negotiate and facilitate contracts as required.
Perform regular property inspections with team.
Collaborate on construction projects with Development Manager & Design Team where needed, including approving construction contract and invoices when requested or required.
Represent company in the local and regional business and real estate community in order to promote reputation and capabilities to prospective tenants and clients.
10+ years of commercial property management experience including leading teams, budget preparation and financial reporting, familiarity with building systems, lease negotiation, documentation and administration.
Strongly Preferred, but not required:
Associate or bachelor’s degree. A degree in either finance, accounting or master’s degree.
Real estate license, CPM, RPA, or CSM designation.

Must be able to read, analyze, and interpret legal documents (lease documents, claims of lien, etc.), general business periodicals, professional journals, technical procedures, or government regulations.
Ability to effectively present information and respond to questions from senior level management, clients, tenants, vendors, peers and the general public.
Ability to define and resolve complex issues and resolve with practical concrete business minded solutions.
Proficient knowledge of Microsoft Office/Suite, YARDI, AVID and any other software program or piece of technology identified as standard for the Client.
Capable of navigating construction projects such as tenant improvements and major repair and maintenance projects, etc. (when not led by Development Manager & Design Team).
Ability to develop solutions in line with overall brand standard and message.
This role operates in a professional, dynamic and collaborative office environment. This role routinely uses standard office equipment and will require regional travel to visit assets throughout portfolio.
